We Source housing for Supported Living Companies. These companies would rent your property from you on a GUARANTEE RENT for a long-term tenancy, dealing with the tenants, maintenance and bills for the property throughout the duration. They work along with the council & government to house vulnerable tenant groups and provide secure housing for them. They would always have at least 1 staff member in the property to ensure all tenants are being looked after. The tenant’s groups vary between a wide range from 16- 25 young adults to the elderly. They only look for large houses usually 4 bedrooms upwards and are registered and verified by the CQC which is the professional body for supported living. These companies are funded by the government, which is why they can provide GUARANTEED RENT and, on most cases, can match your asking price.

Option 3: Service Accommodation providers - Stock type: Studio - 4 bed flat & House
We provide housing option for service accomadation providers. They essentially deal with short let contracts for local contractors. The benefit of this model is they provide a good uplift to the property in terms of decoration as their model deals with high quality apartments. The company would rent your property for 3-5 years also providing a guaranteed rent, they would use it to house contractors on short let basis between 3-6 months at a time, as they have partnership with varies projects across the local area. This option can provide a deposit insurance scheme as they tend to furnish the property with high value items. Similarly they provide guaranteed rent, full maintenance and no void periods whether or not they have tenants in the property.

1. Why does option 1 not pay deposits..?
Option 1 Business model works in conjunction with the home office & local council, their income to us is provided 2 months in arrears, which mean each property they take on, they have to fund the first 2 months from their capital. They provide a soft maintenance lease which means in the contract it stipulates that they are full responsibility for any internal repairs & maintenance throughout the duration of the contract and must hand the property back in the same condition it was let to them (based on the inventory check before move in) They have multiple properties on management and multiple units they acquire on a monthly bases due to Cashflow they don’t provide deposit as our capital needs to be used across multiple units to offer rent in advance

Yes! All our company tenants have been vetted by us, furthermore all contracts stipulate they are in charge of full maintenance for the duration of the term and the property to be returned in the same standard it was let in (based on inventory). Option 2 & 3 provide deposits or insurance deposit for additional peace of mind.
- (For Local Authority Options) We do not require deposits, given our frequent property acquisitions that necessitate continual capital for rental payments. We offer a soft maintenance lease, obligating us within the contract to handle all day-to-day property maintenance (excluding ROOF, BOILER & STRUCTURAL), tenant interactions, and to return the property in its original state, minus any natural wear and tear. Payment from the local authority is received three months in arrears. This means that for each property we take on, we self-fund the first two months. Consequently, cash flow is of utmost importance for both parties.
